The Property The Cottage is a beautifully restored and extended detached village house believed to date back in part to the 17th Century. It has been painstakingly refurbished (by local builder S J Beavis of Henley Renovations Ltd) to show the many original period features. The property has been newly extended to provide spacious modern family living with extensive reception space, four bedrooms, two with en-suite shower rooms, and a family bathroom. The gardens are attractively landscaped with flower beds, a paved area and lawns; there is off street parking for two vehicles.
Location The property is situated in the sought-after village of Frieth in the Hambleden Valley between the towns of Marlow and Henley-on-Thames, with good local shopping in nearby Lane End. There are excellent rail links to London Paddington and via High Wycombe and the Chiltern Line to Marylebone; the Thames Valley being well served by both the M40 and M4 motorways with more comprehensive shopping available at the nearby larger towns of both Reading and High Wycombe. There is also an excellent primary school in the village of Frieth.
Accommodation The spacious entrance hall has built-in cupboards and solid oak flooring which extends throughout the majority of the ground floor with all doors being hand made in oak. There are Victorian style free-standing radiators throughout the ground floor rooms; there is also an attractively fitted cloakroom with W.C and wash basin. The sitting room, situated in the original and oldest part of the cottage has an inglenook fireplace with oak bressemer, with the date 1574 carved into it and fitted cast iron canopy. This delightful room has exposed beams to the ceiling and walls with stone mullioned window to side. The formal dining room/study at the front has an open fireplace and a log store. The spacious kitchen and family room is fitted with custom made hand- built and hand-painted units with granite work-surfaces, Aga Rangemaster cooker and American style fridge/freezer and Neff dishwasher. The kitchen/dining area has French windows opening to a large rear terrace.
A doorway leads to the utility room with a stone floor, granite worktop and Belfast sink, with spaces for washing machine, tumble dryer and water softner. The fitted cupboards enclose the oil-fired boiler and ‘Ariston’ pressurised hot water system. There is an alcove for outdoor gear and an integral storage cupboard From the hallway the new staircase leads up to a light and airy landing with cupboards. There are four bedrooms, two of which have en-suite shower rooms with warmfloor heating and fitted wardrobes, the master bedroom having a part-vaulted heavily beamed ceiling with exposed beams to walls. The family bathroom is fitted with a shower over the bath; all bathrooms having quality sanitary ware with ‘Grohe’ fittings. The stairs, landing and bedrooms are fully carpeted and all bedrooms have TV and telephone points.
Outside To the front is a small neat lawned garden with stone paths and attractive picket fence and with parking for two vehicles. The rear garden has a large terrace enclosed by a wall with raised flower beds and steps rising to a level garden.
