Accommodation
Approached through an entrance lobby and into a spacious reception hall, with steps up to the wonderful cosy sitting room with open fireplace and wood burning stove with exposed beams and stairs up to the guest bedroom. From here there are book cases and a wide opening into the study with built-in desk and cupboards with extensive shelving. First Floor
The first floor is split by two staircases; the master bedroom is a good sized double room with exposed beamed ceiling and a walk-in wardrobe together with an en-suite bathroom, which is attractively fitted with tiled splashbacks. There is also a spacious dressing room. Also from this landing, through an open-beamed wall there is a study which could easily be made into a third bedroom, also with heavily beamed ceiling and walls. The secondary staircase gives access to bedroom two which has a beamed and eaved ceiling. The separate shower room is attractively fitted with a shower cubicle, vanity wash basin, W.C. and part tiled and part-panelled walls.

Outside
The property is approached through the woodland of Peppard Common and there are two independent sets of five-barred gates giving vehicular access. The gardens are mature and beautifully tended, enjoying a southerly facing aspect with two separate vegetable gardens, numerous shrub and flower bed borders, all enclosed by mature hedging and fencing. There is one large garden shed with hard standing, which would easily lend itself to providing space for garaging (subject to permissions). There is two further garden sheds and the old brick-built privy which again provides further storage. To the rear is a pedestrian gate onto a footpath which independently accesses Colliers Lane.
Directions
From our office in Hart Street, proceed over the central traffic lights and up Gravel Hill. After approximately four miles, turn left at the ‘T’ junction towards Reading, signposted Peppard Common. Turn right across the common, passing the Red Lion on your right, continue down the dip and up to the Stoke Row Road at the far end, turn left onto the Stoke Row Road and after approximately 200 yards turn left again adjacent Peppard Cricket ground onto a partly unmade track. Follow this through Peppard Common all the way to the end where you will see Magpie Cottage at the end on the left hand side.
