The Property Bayards Barn is one of three superbly converted barns situated in the Hambleden Valley, renowned for its outstanding natural beauty. The barn is a dark weather-boarded barn under a clay tiled roof, beautifully appointed, offering a wealth of charm and character and enjoying wonderful extensive southerly facing gardens which adjoin open farmland. The barn offers versatile and adaptable accommodation with spacious rooms, many having high vaulted beamed ceilings.
Location The property is situated high up in the Hambleden Valley above the village of Hambleden and betwixt the towns of Marlow and Henley-on-Thames, both accessible via rail links to London Paddington or via High Wycombe and the Chiltern Line to Marylebone; the Thames valley being well served by both the M40 and M4 motorways with more comprehensive shopping available at the nearby larger towns of both Reading and High Wycombe. There is also an excellent local primary school in the nearby village of Frieth, also within catchment area are the highly sought after grammer schools in both Marlow and High Wycombe, together with being within easy reach of various private and public schools.
Accommodation The property is approached over a pretty gravelled path with box hedging to a small courtyard enclosed by a brick & flint wall, glazed double doors then open onto the sitting room making a wonderful entrance into the main reception room with brick fireplace and wood-burning stove and many exposed timbers; being full height to one end with glazed double doors opening onto the garden. From here a staircase leads to the first floor and there are double doors through to the spacious kitchen/breakfast room. A most attractive room comprehensively fitted with bespoke hand painted kitchen units with solid hardwood work surfaces and numerous display wall cupboards and an oil fired Aga. Windows and doors all face south and open onto the wonderful park-like gardens. From the kitchen a door opens to a small lobby with access to the cloakroom and utility cupboard housing plumbing for washing machine, a further door opens into the master bedroom having a vaulted ceiling with exposed beams, a dual aspect with a part-glazed door onto the front courtyard and opening to an en-suite shower room with wash hand basin.
On the first floor the second bedroom is at the top of the stairs; a wonderful heavily-beamed room with vaulted ceiling, windows and balcony over the sitting room, also fitted with an air conditioning unit. From the landing you access bedroom three through bedroom four, both having vaulted ceilings. Bedroom three also enjoys French doors which open onto the southerly facing balcony with wonderful views across the gardens and open farmland beyond. The family bathroom is also heavily beamed, and comprises bath, wash basin and W.C.
Outside Front Garden The front is approached via a gravelled, shared courtyard, there are then gravel paths leading to Bayards Barn with attractive box hedging and large oval bay tree to the front. Car Port To the front of the property there is a double open bay car port with storage area behind and to the front of this there is a two-bay car parking space. Rear Gardens The gardens in total extend to 2/3 of an acre enjoying extensive lawns, all enclosed by post and rail fencing with mature hedging together with numerous spring bulbs, shrubs and a patio area to the rear of the property with mature wisteria and rambler rose. There is a separate vehicular access gate at the bottom of the garden for access for garden machinery etc. There is also a garden store with power and light, also housing the oil storage tank.
